Investment structure varies by investment, and the specific play needed for that project.

  • We incorporate a "margin of safety" into all our investments by focusing on value-add projects. By injecting our creativity, leveraging technology, and sweat equity, we aim to 2x-3x each property's value, which ensures our investor’s return.

  • Timeline: Typically we go into projects with expectations set to be in the deal for 3-5 years, however, the central strategy of our business model is to greatly improve the value of the property before we even close escrow on the purchase, which often allows us to turn around the investments much quicker.
